These terms and conditions (T&Cs), subject to amendment, apply directly or indirectly to all services provided by „Transilvaniya Apartments”, including bookings made via www.transilvaniya-aparts.bg, travel agents, tour operators and partners. You can familiarise yourself with them online, via mobile devices, on-site, by email or by phone. By requesting a booking for accommodation and/or the provision of an additional service at „Transilvaniya Apartments” (Hereinafter referred to as „the Apartments“) By accessing and using our website, regardless of the platform, including those of tour agents, tour operators, and partners (hereinafter referred to as the „Website”), you acknowledge that you have read, understood, and accepted the terms and conditions set out below.
The present General Terms and Conditions apply to all accommodation bookings and/or provision of ancillary services at „Transilvaniya Apartments”, as well as to all visitors within the Apartments„ premises, regardless of whether they have made a booking for accommodation or services. These General Terms and Conditions, as well as the online booking service for accommodation apartments (”service„), are owned and managed by ”Escape Tour" Ltd. (hereinafter referred to as “us“, “we" or "our", or Apartments.
Our services are available for personal and non-commercial use. For this reason, you are not permitted to resell, deep-link, copy, monitor (e.g. by using spiders or scrapers), post, download or reproduce any information, text, software, products or services offered and available on our website, for any commercial or competitive purposes, without the express consent of Apartments.
„Transilvaniya Apartments” reserves the right to change the technology and design of the services provided without prior notice. These terms and conditions may be updated at any time without special notice to Users. „Transilvaniya Apartments” is not responsible if the Client has not read the latest version of these terms and conditions. By using the services of our website, the Client undertakes to comply with these terms and conditions, as well as all other terms and conditions stipulated by the legislation of the Republic of Bulgaria and international legislation, even if they are not mentioned in these terms and conditions.
When pricing on our website www.transilvaniya-aparts.bg, the rule under Article 15, Paragraph 2 of the Law on the Introduction of the Euro in the Republic of Bulgaria is applied, as the guests of the Apartments are consumers within the meaning of the Consumer Protection Act. In accordance with this provision, the period of dual price display in euros and Bulgarian levs begins on 8 August 2025 and ends on 8 August 2026. Accordingly, the prices are shown in euros and their equivalent in Bulgarian levs.
The prices on the accommodation's website are inclusive of 9% VAT % and a tourist tax of €0.41 per person per night. These additional charges may vary depending on tax changes and internal hotel management regulations, unless otherwise indicated on our website or in the booking confirmation email. In some cases, lower prices for a specific accommodation type are shown on our website. However, for these prices determined by the Apartments, specific restrictions and conditions relating to the possibility of cancellation or regarding the methods of refunding the booking value may apply. Please carefully check the apartment description and the corresponding price for such restrictions and conditions before booking. Actual prices may differ. Obvious errors on our website (including typographical errors) are not binding. All special offers are clearly marked.
We do not add any additional (booking) fees to the price of the apartment and we do not charge your personal credit/debit card, as you pay directly to the virtual POS terminal of the Bank that has provided it to the Apartments.
We do not require your credit or debit card details to guarantee your booking. Our system redirects you to a virtual POS terminal of „MUNICIPAL BANK“ AD, which has provided it to the Apartments (hereinafter referred to as „the Bank“ in these T&Cs), after you have confirmed the service you want on the website, and you send your credit or debit card information directly to „MUNICIPAL BANK“ AD, which carries out the prepayment.
To complete and confirm your booking, full prepayment of the confirmed services on our website is required (unless otherwise advertised and agreed upon on our website), or the provision of sufficient funds on your account, or the presentation of valid credit/debit card details, depending on the conditions of the specific price tariff. To protect and encrypt card information when sent to the Bank, they use (PSIDSS) technology. Accepted cards are Visa and Mastercard branded.
Please familiarise yourself thoroughly with the rules and cancellation periods, as well as the refund possibilities, before making a reservation and completing your payment.
Please carefully check the apartment description for similar conditions and restrictions before making a reservation.
The payment is processed securely by a third party (Municipal Bank JSC) and transferred directly from your bank account to the Apartments„ bank account. „Transilvaniya Apartments does not make, accept or process payments. This is done via the Bank's virtual POS terminal. In the event of fraudulent or unauthorized use of your credit/debit card by third parties, most banks and credit/debit card companies assume the risk and cover any payments resulting from such fraud or misuse, which may sometimes be subject to a deductible. ”Transilvaniya Apartments„ does not enter into a payment relationship with the consumer at the time of booking a service, but transfers the consumer to the Bank's system. For this reason, ”Transilvaniya Apartments„ will not be liable if your credit/debit card issuer charges you for unauthorized transactions resulting from a reservation made on our website. When paying by virtual POS terminal, the user declares that he/she is aware of the General Terms and Conditions for payment by virtual POS terminal of the Card Operators and of the issuing bank of his/her bank card.
When booking online, after confirming the reservation and making payment via a virtual POS terminal, the BORICA payment page will open. The payment screen is located within BORICA's 3-D Secure environment, ensuring full protection of the data entered by the customer. On this screen, you should enter your card details – card type, number, expiry date, and CVV2/CVC2 code. For cards requiring additional 3-D authentication, where you are registered with Verified by VISA or MasterCard SecureCode authentication schemes, a BORICA authentication page will open, where you will enter your authentication password provided by your issuing bank.
Payment security is protected by the security programmes of international card organisations (ICOs) Mastercard Identity Check and VISA Secure.
In the event that your credit/debit card is uploaded to a digital wallet such as Google Pay or Apple Pay, payment can be made using the buttons that will appear on the BORICA page.
If the card-issuing bank or card operator refuses to confirm a payment made, „Transilvaniya Apartments” will not provide the ordered services. In case of suspicion of using a stolen or fraudulent bank card, they will notify the relevant authorities, and in such a situation, they reserve the right to hand over all available information about the user, including their personal data, if available.
By submitting a booking request and its confirmation by the Apartments, a contract is formed between us and you, which is governed by the provisions set out in these General Terms and Conditions, and in the event of any gaps, the relevant Bulgarian legislation shall apply. To make a reservation, you must provide your name, address, telephone number, and email address for correspondence.
Before submitting a Booking Request, it is the responsibility of the user to familiarise themselves with the current General Terms and Conditions for booking with „Escape Tour” LTD. The user must agree to and accept these terms. If they do not accept the General Terms and Conditions for accommodation and provision of additional services at „Transilvaniya Apartments”, their request will not be considered.
Requests for accommodation and/or services bookings can be made in one of the following ways:
Offers are prepared individually upon request. The offer is valid only for the client who made the request until the expiry date specified therein. The conditions of the offer may only be used by its addressee if they accept it within its validity period and make a reservation for the services specified in it. The present General Terms and Conditions apply to reservations made based on individual offers, unless other conditions are specified in the respective offer. An individually prepared offer is not valid for reservations already made.
A reservation (made by all possible means) for accommodation is considered guaranteed if 100 % of the service value has been prepaid (unless otherwise agreed between the client and the Apartments) by bank transfer or credit/debit card.
For reservations with special offers or packages prepared by The Apartments, a reservation shall be considered confirmed if it is prepaid at 100 % of the accommodation value via bank transfer or by credit/debit card.
For check-in dates less than 24 hours away, reservations are only accepted with full prepayment.
Transfer reservations are paid 100% upfront% and upon prior agreement between the client and „Transilvaniya Apartments,“ unless otherwise agreed between the Apartments and the client.
When a client makes a reservation at „Transilvaniya Apartments”, they are considered to have read and agreed to these terms and conditions. Reservations accepted by telephone, email or through our website are considered to establish a contractual relationship. Payment made is considered full acceptance of these general terms and conditions for staying in our Apartments.
For a valid payment, all the above-mentioned booking methods and services are considered as an amount received in the accounts of „Escape Tour” Ltd.
The accommodation reserves the right to make changes to prices and conditions in the event that the Municipality of Sozopol changes current fees or imposes other regulatory changes.
It is possible when making a booking through our website to choose the option „with free cancellation“ and „no right to cancel“.
Should you select the „with cancellation“ option when paying for an apartment booking, the following options are available:
In the event that you have selected the „non-refundable“ option when paying for an apartment booking, the total amount of the reservation will be charged.
Refunds to customers are processed in the following ways and timescales:
If you wish to change your reservation after receiving confirmation, we will do our best to assist you.
If a refund is required for a card payment, the amount will only be returned to the card used to guarantee the booking.
The sum will only be refunded to the bank account if the reservation is guaranteed by bank account payment.
Check-in is from 15:00. Check-in prior to 15:00 is available for a fee of €75.00 upon further confirmation.
Vacating the apartments is done by 11:00 AM.
Guests vacating their apartments between 11:00 and 19:00 will be charged an additional 50%% of the nightly rate upon further confirmation.
Late check-out from apartments after 19:00 is charged as a full night's stay, subject to prior confirmation.
The provision of an extra bed (folding bed) is subject to prior request and a charge according to the tariff published on our website.
Check-in at the Apartments is made by presenting personal documents verifying the identity of the client who made the reservation. If the reservation was made through a tour operator or a partner of the Apartments, a document proving the payment of the advance sum and a confirmation or accommodation voucher must also be presented. In the event that the client wishes to be provided with additional services, beyond accommodation, they should request them when submitting the reservation request. The accommodation will do its utmost to satisfy them, but does not unconditionally guarantee their fulfilment.
The data you have provided is protected in accordance with the Personal Data Protection Act and the regulations governing information protection, and is processed solely in relation to the implementation of the established requirements of the Tourism Act. This information will be used only and exclusively in connection with the reservations made and will not be provided for any other purposes. Further information can be found in the Privacy Policy section.
The tenant is not permitted to invite visitors to the apartment. No external persons are allowed on the Apartments' premises.
The apartments offer a limited number of parking spaces and may be subject to an additional charge. For more information, please contact the apartments to check availability during your stay. All vehicles must be declared on check-in.
The Apartments' car park is unsupervised with 24-hour video surveillance. The accommodation is not responsible for theft of vehicles and for damage and losses to them. All vehicles are parked at your own risk. We do not accept responsibility for any vehicles, passengers or contents whilst being transported to or parked at the Apartments. If a vehicle is left in the Apartments' car park after a guest has checked out and without the written consent of the Apartments, we reserve the right to request the compulsory removal of the vehicle at the owner's expense. Vehicle repairs are not permitted on the Apartments' premises.
Unlimited wireless and wired internet – free to use.
The apartments offer transfers to and from Burgas Airport with prior request, as well as to any other point in the country.

The prices stated above include VAT.
The prices of the service may change at the discretion of the Apartments or as part of a package deal. Transfers are carried out using the Apartments' own transport. If you are interested, please inquire about the current service prices.
Depending on availability, guests may store their luggage, at their own risk for loss or damage due to any cause, in the luggage room. Luggage is stored until the day of the guest's departure and is subject to inspection by the Apartments. We reserve the right to refuse storage. Luggage storage is only permitted for items belonging to guests arriving at the Apartments with a confirmed reservation, or who have had a reservation and vacated their room. Luggage or items belonging to guests from other establishments are not permitted to be stored in the luggage storage room. The introduction and storage of items and goods prohibited by the legislation of the Republic of Bulgaria is not allowed.
In the event that a guest's belongings are found, the accommodation provider will immediately notify the owner, if known. Forgotten items will be kept at the Apartments for 3 months from the date they are found. After this period, if the owner of the forgotten items cannot be located, we reserve the right to use, dispose of, or destroy them.
In accordance with Bulgarian legislation, „Transilvaniya Apartments” adheres to a strict no-smoking policy in all indoor areas of the apartments, including public spaces and corridors. For users who do not comply with our policy, a fine of €100 will be imposed. Every user/client/guest of „Transilvaniya Apartments” gives their unconditional consent for this amount to be added to their apartment bill or collected directly from the offender.
Failure to comply with the smoking policy may result in expulsion without refund. The offender is also personally liable for any administrative sanctions imposed by the competent authorities in connection with the breach. Designated smoking areas are available for the use of apartment guests. Thank you for adhering to the Smoking Policy!
Candles, incense sticks, essential oils (diffusers, vaporisers, etc.) are prohibited. The use of these items will be treated as smoking, a fine of €100 will be imposed, and the user may be evicted without refund.
„Transilvaniya Apartments reserves the right not to tolerate unacceptable levels of noise or guest behaviour. You are responsible for observing generally accepted norms of good conduct during your stay at the Apartments. In the event of refusal to comply with the requirements, we reserve the right to terminate your reservation without liability for refund or compensation.
For the best and most fulfilling experience and rest during your stay, we recommend observing quiet hours during the afternoon and night (from 14:00 to 16:00 and from 23:00 to 07:00).
When leaving the apartments, please do not leave appliances switched on and connected to the mains (excluding the refrigerator and air conditioning) and remember your keys.
The removal and taking out of any kind of property (towels, bath towels, inventory, crockery, books, games, etc.) from the apartments is prohibited.
The Apartments' policy is not to discriminate on the basis of race, colour, nationality, religion, sex, marital status, age, ethnic origin, or disability. Aggressive behaviour and actions that threaten the health and property of others will not be tolerated.
Guests of the hotel are requested to observe generally accepted standards of personal hygiene.
Discarding waste, pipetting, shaking towels, etc., from balconies is prohibited.
Users and employees are expected to adhere to this policy and the accommodation reserves the right to remove any person or persons from the apartment who have committed breaches against this policy.
The Apartment Administration may terminate the provision of services to guests who violate the rules, do not comply with the Apartment policy, refuse to cooperate, engage in actions that endanger the health of other guests or Apartment staff, damage property, or exhibit behaviour that violates good manners, after payment for any applicable damage fees.
In the event of a breach, the Management has the right to remove the user's luggage and belongings from the apartment occupied by them. If the situation escalates and the user does not comply with this policy, police officers will be called.
Our pet policy and that of any animals does not permit their presence on the Apartment grounds.
Feeding of animals is prohibited anywhere on the property.
The User shall be responsible for any loss or damage to the Apartments’ material assets caused by themselves, their guests or any person for whom they are responsible. All damages and shortages shall be paid for by the Guests at rates determined by the Accommodation Establishment, including the loss of access key(s) to the Accommodation Establishment.
Damage found after check-out will be subject to a deep cleaning fee of €150 and/or third-party charges where applicable.
The installed smoke detectors are designed to provide protection for all guests and staff in the event of a real danger. Their improper activation – whether intentional, unintentional, or as a prank – creates a serious risk, disturbs the peace, and may lead to unnecessary evacuation and intervention by emergency services. When making and completing an online reservation, you agree to receive an email, which we will endeavour to send to you shortly after the Bank's confirmation of a successfully completed payment and authorisation. The email contains information about the Apartments, a unique number for your reservation (order), and details of the selected service. To view, modify, or cancel your reservation, please contact us directly using the provided contact details, quoting your reservation number and observing the deadlines in these Cancellation Terms.
The accommodation reserves the right to refuse accommodation to a guest arriving with an infectious disease. In cases where illness occurs during your stay, please notify the staff. In the event of a serious illness, you may be asked to seek appropriate medical attention from a nearby health facility. During epidemics, we reserve the right to implement precautionary measures as we deem fit, or as required by local authorities. We may charge you a cleaning fee for the apartment as we deem appropriate under the circumstances.
Subject to the limitations set out in these terms and conditions and under the law, we shall only be liable for direct damages incurred, paid or for which you are held liable as a result of any failure by us to perform our obligations in relation to the services we offer on the website, up to the amount of the total amount of your booking as stated in your confirmation email. However, neither we, nor any of our employees and agents, or others involved in the creation, sponsorship, promotion or otherwise engaged in the presentation of the website and its contents, shall be liable for any punitive, special, indirect or consequential loss: (1) or damages; (2) for any inaccuracy related to the Bank's Virtual POS Terminal (including the withholding of funds from you due to unauthorized transactions resulting from a reservation made on our site); for services rendered (3) offered by the Bank, for any (direct, indirect, special, consequential or punitive) damages, losses or expenses (4) incurred by you for which you have been held liable, or have paid, arising out of or in connection with the use, inability to use or delay in using our website; for any (personal) injury, death, or other (direct, indirect, special, consequential, or punitive) damages, losses, or expenses (5) suffered or for which you have been held liable or paid, whether due to (legal) acts, errors, breaches of duty, (general) default, willful misconduct, omission, default, misrepresentation, misconduct in law or failure of the Bank's Virtual POS Terminal (its officers, directors, agents, representatives or distributors) to perform its direct duties (in whole or in part); including for any (even partial) force majeure or any other event beyond our control. „Transilvaniya Apartments” shall not be liable for any non-hotel services which the customer has purchased individually on site. „Transilvaniya Apartments” is not responsible for lost, forgotten or stolen items from the apartments or common areas, or for damages caused by third parties. Amounts for services requested but not used in full or in part due to the fault of the client will not be refunded.
„Transilvania Apartments” is privately owned. We reserve the right to refuse service to anyone for any reason(s) and this does not violate the laws of the Republic of Bulgaria.
The accommodation has a zero-tolerance policy whereby we will refuse service or accommodation in our Apartments or may remove any person who refuses to abide by the reasonable standards and policies established by the Republic of Bulgaria and the management of the Apartments.
We will refuse service or evict a guest in the following situations: 1) refusal or non-payment for accommodation; 2) who is under the influence of alcohol, drugs or other intoxicating substance and is behaving in a manner that disrupts the peace of other guests or is not in compliance with State alcohol laws; 3) are unable to properly control their children at all times; 4) seek to use the Apartments for illegal purposes; 5) seek to bring into the Apartments any illegally possessed firearm, or anything including an explosive or dangerous or toxic substance which is illegal to possess and which may be dangerous to other persons; 6) destroy, damage, deface, or threaten to damage the property of the Apartments or guests; 7) cause or permit persons to exceed the maximum occupancy of the apartment and 8) refuse to abide by the reasonable standards or policies established by the management of the Apartments.
All complaints relating to the quality of services provided by the Apartments must be made by the client on-site at the hotel in order to rectify any shortcomings.
The software required to provide our services or available for use on our website, as well as the intellectual property rights (including copyright) of the content and information or material on our website, are the property of „Transilvaniya Apartments”, unless otherwise stated.
„Transilvaniya Apartments” owns all rights to the content (including all intellectual property rights of) the interface (including the infrastructure) of the website on which the service is provided (including guest reviews and content translation) and you are not permitted to copy, (hyper-/deep)link, publish, promote, sell, integrate and exploit in any way the content or our brand without our express written permission.
Photos and videos taken on the territory of the Apartments can be used for personal use and memories. Please note that their use for commercial, advertising, or public purposes is not permitted, unless previously approved by the hotel management. You can send your request by email to: transilvaniyaaparts@gmail.com. „Transilvaniya apartments“ is private property, therefore it reserves the right to protect its reputation, guests, and premises. Violation of this policy may result in legal action, including prosecution.
These T&C and the provision of our services shall be governed by and construed in accordance with Bulgarian law and any disputes arising out of these T&C and our services shall be referred solely and exclusively to the competent courts in the territory of Bulgaria. The original Bulgarian version of these terms and conditions has been translated into other languages. The translated version is an expression of goodwill and constitutes only an office translation which has no legal value. In the event of any dispute as to the content or interpretation of these terms and conditions, or any inconsistencies or differences between the Bulgarian version and the version of these terms and conditions in any other language, the Bulgarian version shall apply. If any provision of these terms and conditions is (or becomes) invalid, unenforceable or non-binding, you remain bound by all remaining provisions. In such an event, the invalid provision shall be enforced to the fullest extent permitted by law and you agree to accept such effect as the invalid, unenforceable or optional provision, having regard to the contents and purposes of these terms and conditions.
